Selling a Manufactured Home
Effective June 1, 2013 appointments are required for transactions related to manufactured structures. Please contact the Assessor's Office to make an appointment.
Requirements for every transaction:
- All taxes must be paid in full. From July 1 until the tax roll is extended, pre-collection of taxes is also required (unless otherwise noted)
- All fees and taxes must be paid. All fees are NON-REFUNDABLE. Payment by cash or check only will be accepted for all fees other than tax payments. Contact the Deschutes County Tax Office to find out what payment methods other than cash or check will be accepted (541) 388-6540.
Fee for research by the County Assessor's Office staff is $65.00 per hour, with half hour minimum, payable in advance.
Ownership Change Only
Requirements:
- Manufactured Home Ownership Document Application for New and Used Homes BCD #440-2952
- Security interest holder release or approval of sale, BCD #440-2948 or BCD #440-2952
- Affidavit to Establish Ownership of a Manufactured Structure, BCD #440-2947 To be used if ownership document is unavailable. Contact the Assessor’s Office for assistance with when this form is required at (541) 388-6508.
- Affidavit in Support of Change to a Manufactured Home BCD #440-5221 with the appropriate box checked if you are removing an owner because you were awarded ownership in a divorce, right of survivorship, or if you are signing for a trust or conservatorship or signing with power of attorney.
- $120.00 fee (Cash or check payable to Deschutes County Treasurer)
If ownership changes due to death, the following additional documents are required:
Two or more owners of record, with right of survivorship:
Two or more owners of record, without right of survivorship:
- Affidavit of Transfer of Interest by Inheritance without Probate, BCD #440-2946 if decedent’s will did not go through probate.
- Affidavit of Transfer of Interest by Probate or Small Estate BCD #440-5177 if decedent’s will went through probate or small estate.
Divorce

Person signing for a Limited Liability Company (LLC)
If an LLC is buying or selling the manufactured home, the person signing the document must provide proof that he/she has the right to sign on behalf of the LLC.
Adding or Removing Security Interest Holder(s)
Requirements:
- Manufactured Home Ownership Document Application for New and Used Homes BCD #440-2952 if security holder is added or released as part of a sale
- OR Manufactured Security Interest Change form, BCD #440-2948
- $120.00 fee (Cash or check payable to Deschutes County Treasurer)
Repossession/Foreclosure
Requirements:
- Affidavit of Repossession form, BCD #440-3926
- Manufactured Home Ownership Document Application for New and Used Homes BCD #440-2952
- $120.00 fee (Cash or check payable to Deschutes County Treasurer)
Abandonment
To be completed after the abandonment process is complete, and the Deschutes County Tax Office gives authorization to process.
Requirements:
- Manufactured Home Ownership Document Application for New and Used Homes BCD #440-2952
- Abandonment Affidavit for Manufactured Homes, BCD #440-2951. By signing this document, the lien claimant (usually the park) is stating that there is no security interest holder claiming the home.
- Include a copy of the abandonment letter (usually from the park manager or owner of the land)
- Copy of Affidavit of Publication and the publication from newspaper (if available)
