Deschutes County Property Information (DIAL) - Instructions

How to research property using DIAL

         

     Start Here! Visit www.dial.deschutes.org

  • If researching the property on a hand-held device or iPad, be sure to view in Desktop view to allow for easier navigation.
  • Enter address numbers and street name and click the search icon

         

All the tools for property research are found under the Development tab, which is located on the menu of the left hand side of screen.  For a detailed description of each tab, keep scrolling…

                                                                                                   

Summary

 

  • Confirm Ownership
  • Planning Jurisdiction- City of Redmond and City of Bend are outside Deschutes County building jurisdictions
  • Zoning Designations
  • Legal Lot of Record- If there is no Subdivision, lot or Block under Property Details, you may need to confirm the property is Legal lot of Record with the Planning Department. Email Planning@deschutes or Call 541-388-6560, or Using the Ask a Planner Online Form
  • Other County Development Details
    • Wetlands (Wetlands will require Planning Land Use and/or approval)
    • TDC-If there is a TDC on the property, no septic system will be approved for installation. These lots are not buildable
    • Fire Mitigation required- Additional Fire review is necessary for these properties.

Permits

 

This section will identify all permits pulled for the

Property, including Building, Planning, Onsite/Septic,

Driveway Access (Road Access), Mechanical, Electrical,

Plumbing, Demolition and Special Investigation Permits.

By clicking on the blue hyperlink for the permit, you can access the inspection history for that permit.           

   This section will show the status of each permit. 

  • Expired statuses on structural or dwelling permits can be a roadblock for future development. Please contact a Permit Technician to learn the process on how to legitimize expired permits.

 

Documents

 

This section contains all Building, Planning and Onsite/Septic (Environmental Soils) Public record documents associated with this property.

Access the documents by clicking view document.  

 

Common documents to help with the application process:

  • Site Plan and Plot Plan- Previous Site plans used for development
  • Certificate of Satisfactory Completion/CSAT/AS-Built- Record of where the septic system is installed or any upgrades and verified location of installation.

Mapping

 

Interactive map: Found at the top of the webpage.  This will present an aerial diagram of the property and surrounding area.

 

Layer options: The menu on the left of the screen will allow you to see a complete list of all zoning, boundary and property capabilities.

-Select the Add Layers button on the left hand side to view all available layers

-Recommended Layers are listed on the image to the left. 

-Visit the Link to Zoning Code found under Development Tab for additional information on each Zone.

 

 

 

 

Tax map: Assessment & Taxation drop down menu, located on the menu on the left hand side of the screen, allows a selection for Summary and Tax Map. Using these two drop down menus, Applicants can access correct property dimensions, which is listed as a Site Plan requirement.

Summary:

  • Summary section of this menu is where the Assessment information is listed.  Assessed acreage as well as Lot and Block information can help to locate property on Tax Map.
  • Also listed in the Summary Section is the Account Information, which contains the Taxlot number.

 

 

Tax Map:

The Tax Map identifies property line dimensions, which can help with drafting the site plan

  • To find property dimensions, look for the road name of the property, and then locate the Taxlot using the last 4 digits of Taxlot, as shown on the Summary section.
